If you’re selling your home as-is, you’re responsible for maintaining the property during the pendency of the contract. You want to make sure that the condition of the property when you sign the offer is the same condition it is when you close, because if it’s not, then that gives the buyer a way to get out of that transaction.
The other things that you should be doing is making sure that you disclose any material facts that aren’t evident to someone else. So, just stating that it’s being sold as-is, doesn’t get you off the hook if there’s a condition that is required by law to be disclosed.
